KFA Architects and Planners Inc. has made an application on behalf of property owner 2816544 Ontario Inc. to amend the Official Plan Designation and Zoning for the property located at 35 Plains Road East.
The application proposes to amend the Official Plan and Zoning By-law to facilitate the development of a 13-storey mixed use building consisting of 161 residential units and approximately 457m2 of ground floor retail space. The proposal includes approximately 1,656m2 of amenity space in the form of balconies, roof top terrace and indoor roof amenity space.
Vehicular access is proposed from Cooke Boulevard with two levels of underground parking including a total of 110 vehicle residential spaces and 6 vehicle visitor spaces. The application proposes to amend the Official Plan (1997) to “Mixed Use Corridor-Commercial” designation to permit a 13- storey mixed use building containing 161 residential units with a maximum Floor Area Ratio (FAR) of 6.9:1 and proposes to amend the Zoning By-law site-specific exception (H-MXC-470) to permit a 13-storey mixed use building, increase of residential units, reduced setbacks, increased Floor Area Ration (FAR) of 6.9:1 among other proposed regulations by staff including a holding provision to address staff comments

If you are attending the meeting in person, you can register to speak during the meeting by following instructions provided at the meeting.
Speakers are limited to a maximum of 10 minutes each and are webcasted online. If you have presentation materials, they must be submitted to Legislative Services at clerks@burlington.ca no later than noon, the Friday before the meeting to allow for their distribution and review by all members of the Committee. Please note the content of all submissions is considered public and will be posted to the City’s website.
